A lot of people ask me about certain trends in the real estate market that they hear about, see or feel in their own community. They wonder when is the right time to sell their home, if they
Hot Temps And Hot Deals
Could it be any hotter in Texas right now?
Every year, as summer starts, I tell myself "I have been here so long, I must be used to this heat by now..." Then the second summer happens in later July and September. Rain brings temporary relief followed by an endless humidity that sucks you dry and leaves you lying shirtless on the cool tile of your living room to avoid overheating. No one leaves their house, except to scamper to the pool or run go forsaken errands at HEB only to find you can't possibly be hungry in this heat. Friends invite you places, but to avoid sweating profusely in public you opt to stay in yet another day. Night brings no relief and it feels as even the moon is too hot to bear.
And on top of that, real estate prices in Texas seem to continue moving up along with the temperature. So, I wanted to point out my top 3 deals that have hit the market in July that also have Green Features to keep your energy bills low in the summer!
1.$344,900 8521 FAIR OAKS PARKWAY BOERNE, TX (Click to visit)
This property is already priced very well for the area, but has extras like a large 1.5 acre yard and a nice, big, private pool for cooling off in the summer heat. Despite needing a few updates to the carpet, wall paper in the bathrooms, and some exterior paint, the property is incredibly well maintained with plenty of room for improvement. Additionally, they've just reduced their price by $50,000, so I don't see this one lasting much longer! Energy efficient features inclued: 16+ SEER AC, Programable thermostat, 12+ Attic Insulation, double pane windows, energy star appliances, ceiling fans and storm doors.
2. $249,000 14115 ROCKY PINE WOODS ST SAN ANTONIO, TX (Click to view)
The location of this property is perfect for long term equity growth. This home in The Woods of Shavano is in a prime location to be able to add value by making minor cosmetic repairs and updates. With 4 beds, 2 baths and over 2,300 sq ft, this property also has plenty of room for a growing family. Don't be put off by the color scheme and strange tile, see opportunity to make it your own at a reasonable price. My bet is this home sells for closer to $100.00/ft than where it is listed, however they have just reduced the price. A home in this neighborhood that had cosmetic updates just sold for over $140/ft, meaning you have room to go up on the appraised value by investing between $20-30,000. that could spell big returns after living in it for a few years.
If you are looking for a low maintenance home that you can quickly turn into a cash flowing rental property, look near attractive areas like UTSA or the Medical Center. This property has potential for either location, but is well maintained and move in ready. Rental estimates put this between $1500-$1600 a month and with lower HOA dues and taxes under $4400 this property could be a great long term investment.
